DISCOVERY SESSION
A comprehensive Discovery Session held in your home allows us to understand how you live, what is and isn’t working in your current space, and what you hope to achieve.
The insights gathered form a detailed project brief providing a clear foundation for the design process and outlining your goals, priorities, and key requirements. From here, we develop your project ‘wish list’, ensuring your ideas are captured and considered from the very beginning.

PERMITS & APPROVALS
We review relevant local planning controls and investigate any constraints that may affect what can be built on your property.
This includes identifying matters such as easements, covenants, planning overlays, and any protections relating to neighbouring properties or significant trees. Understanding these requirements early ensures your project is guided by what is both achievable and compliant from the outset.

ADDITIONAL CONSULTANTS
We advise on other professionals your project may require and provide guidance on their likely costs.
This could include engineers, land surveyors, geotechnical specialists, building surveyors, energy assessors, or landscape designers. Knowing what support you may need and when, helps you plan your project with confidence and clarity.

TIMELINE & BUDGET GUIDANCE
We outline each stage of the architectural process, detailing what is included at every step and providing expected timeframes, key milestones, and important deadlines.
In addition, we prepare an approximate area schedule based on your proposed floor plan layout and offer general budget guidance to give you a realistic understanding of the likely costs to build. This early insight helps you make informed decisions from the start.

SKETCH PLAN OPTIONS
We prepare a Master Floor Plan for your home that responds to your brief and suits your unique property. This allows you to explore design options and see a clear roadmap for your project, even if you’re not yet ready to begin a full renovation or new build.
The plans are yours to keep for future reference or can form the first step in the architectural design process with us, ensuring continuity and a strong foundation for your project.
This is ideal for people in the early stage of exploring ideas and who want to set a realistic budget and understand what they will be allowed to build, how much it will cost and how long it will take.
It is also great for homeowners who need clarity when deciding between 2 options for eg. renovate vs rebuild or renovate vs sell.
The price of the consultation is $4,400 (inc GST) for the Discovery Session, a detailed Report, one Floor Plan Design option plus a one hour consultation review and includes up to 30 minutes of travel (each way) from our office in McKinnon.
The design is your to keep whether you decide to proceed with JDA Lammin Architects or not.
